This is not included in the lease, however, 2 of the garage bays (each 10’x10’) may be leased separately for storage use only.

In front, there is a tall light pole with a 1,000-watt floodlight that may be turned on/off at the base or inside.  The existing sign may be modified in height and ground level lights installed facing up on both sides of the sign (at the expense of the landlord) however, zoning requirements don’t allow for other modifications.  The sign face on both sides is the tenant’s responsibility.  Repairs are planned for front concrete work on the structure; replacement of a front door, painting shutters and other maintenance issues by the landlord.

Tenant is responsible for all utilities, mowing and snow removal. It is very well insulated and has a new roof.  The utilities are surprisingly low.  There is a new 5” well, and natural gas fueled hot water heat. The gas utility is divided between the two spaces.

<description><![CDATA[The building is currently condemned by the City of Galesburg due to there being no power or water to the building. The following is a letter from a engineer: <br>

On Friday, December 12, 2008, I walked through the building at 25 East Battle Creek Street. The purpose of the walk through was not to make a structural evaluation but to determine if the building will support a clean out effort. My observations and concerns follow: <br>
<br>
The bulged bricks above the 2nd floor on the rear of the building are a hazard. The collapsed zone for this wall, 1.5 times the wall height, should be barricaded until this brick is removed. <br>
Water has been allowed to enter the rear portion of the building through broken skylights, roof leaks, broken windows or fractured walls. There is structural deterioration to the roof, 2nd floor and probably the first floor caused by this water. Using caution, these areas can be cleaned out so the structure can be exposed and evaluated. The floor in one first floor room near the rear of the building appears to flex under the weight of one person. This would indicate a structural problem. This structure should be exposed and the problem defined and corrected. <br>
There are numerous wood posts in the basement, some in contact with the ground. Each should be inspected and evaluated. The foundation walls, under flashlight scrutiny, appear to be sound and functioning properly. <br>
The building needs to have the hazardous rear wall stabilized, the leaking windows, walls and roof made watertight, the interior clutter removed and the structure exposed so a proper evaluation can be made. <br>
The private investor has been able to completely gut the insides of the 2nd floor, main floor and basement of over 10, 30 yard dumpsters in order for work to begin on rehabilitation. <br>
There are however, many issues with this building that need to be addressed sooner than later. The roof needs to be completely replaced, as over the years the weather has really caused damage. Most of the old skylights in all of the 2nd floor apartments are not damaged, but a few need to be fixed. The brick on the back of the building has begun to crumble as well. This doesn't affect the stability of the building a great deal, but, left unattended would severely weaken the overall structure of the building. These two items must be dealt with immediately if there is any hope of restoring the rest of the building. Beyond the two major hurdles, the rest is normal revitalization work that would occur on any historic building that has seen better years. A general estimate of $30,000 has been given in order to repair the roof and the entire back wall of the building, insuring further deterioration will cease to cause more damage and will then allow the new owner to start renovations. Located in downtown Galesburg, Michigan it sits on a prime, high traffic highway called M-96. This building was built in 1866 when it was a hotel and pub. <br>

The Fisher building, also known in town as the old Schneider building named after the last owners, sits in the heart of Downtown Galesburg, Michigan. The property on which the building stands today was purchased from the U.S Government in 1834. In 1900, Hubert Warren built the current building as a hotel called the Hill House Hotel. In sixty-sex years, since it was built, there have been eighty-four transactions. <br>

This small city has been through a lot over the years and is on the upswing to yet another quaint and attractive community. The building contains three levels; basement, main floor and 2nd floor. The 2nd floor is made up of five apartments varying in sizes. They include living rooms, dining rooms, bathrooms (except one) and kitchens. There is a common hallway that goes from the front stairs, facing E. Battle Creek Street, to the back stairway that faces the City of Galesburg public parking lot. There is side of street parking also on the front side of the building for visitors or close parking on a rainy day. <br>

The main floor is divided up into several different size units. The last known businesses in the building, a few years back, was a thrift store and a local barber shop, both rented from the units with huge windows onto M-96 for high visibility. The rest of the units looked to be offices, mainly accessed from the back door off the city parking lot. From the outside this building looks smaller than it really is. You'll be amazed at the possibilities for a building as large as this. <br>
<br>
The basement is just that, a basement. Although it has stair access off the city parking lot in the back, it isn't best used for anything other than storage. It might make a good storage area for tenants whom rent from the 2nd floor and need a bit more storage space. <br>

There is also an area approximately 20ft. x 40ft off the back of the building, before the city parking lot starts, that would make a great little garden area if fenced off and landscaped. This is a large building with tons of potential. <br>
